BARTEK Real Estates core strategy centres on the acquisition of residential assets within the emerging PRS market in Poland. Given the nascent stage of the PRS market in the country and the current scarcity of available dry assets, our approach is to identify and procure early-stage projects that are in the pre-development phase that are tailored and designed for the specific needs of modern and local tenants in PRS development using our targeted strategy and in-depth local knowledge.

The BARTEK Real Estate team combines deep financial expertise with innovative property development skills, offering a unique blend of strategic vision, market insight, and creative solutions to build sustainable, community-focused urban living spaces.
Conor Gleeson, Managing Director
Conor is an energetic finance professional with over 10 years-experience in Funds, Private Equity and Corporate Finance. Conor specialises in investment appraisal, financial analysis, financial modelling and forecasting/budgeting, valuations, due diligence, deal execution, accounting, among other areas. Conor previously worked in Azets Ireland (Previously Baker Tilly) as a Corporate Finance Director specialising in a number of areas including mergers & acquisitions, strategic planning, investment appraisal, valuations, debt & equity fundraising, and transactions services. The role was sector agnostic with experience gained in a number of industries including: Real Estate, Tech, Manufacturing, Engineering, Distribution/Wholesale, Healthcare, Food Products, and many more. Previous to Azets Ireland (Previously Baker Tilly), Conor worked in a Dublin-based Private Equity fund (Renatus Capital Partners) that manages over €110m of equity capital and is focused on growing Irish and UK mid-market businesses. During his time in the Private Equity Fund, Conor was focused on business development, deal screening, appraisal and deal execution. Previous to this, Conor was a Director of the P&L team in a London-based Hedge Fund with over £5bn in assets under management. Conor is a qualified accountant and a Fellow of the Association of Chartered Certified Accountants (FCCA). He also holds an MSc in International Accounting and Finance as well as a Diploma in Corporate Finance and a Diploma in Financial Trading and Market Analysis.
Michal Stys, Managing Director
Michal is a results-driven, visionary property development and asset management professional with international experience in residential, mix-use and commercial real estate. For over 15 years, Michal has been responsible for the execution of asset management in OPG's property portfolio. He gained international experience in project management, architecture and urbanism at Anthony Reddy Associates - Ireland, Archeus - Finland, and in Poland. His architectural background gives him the competitive advantage of creative solutions to real estate. He is the creative mind behind the exemplary OFF Piotrkowska Center mix-use revitalization project, which, among many other awards, was given 1st place in the "7 Wonders of Poland" by National Geographic Traveler. Michal holds an Executive MBA from the University of Illinois College of Business and University of Warsaw as well as holding an M.Sc. in Arch. from Wroclaw University of Technology. He also studied in Finland. Michal is a member of the Rotary International and a Vice-President of the Polish Association of Developers, Lodz region.
